This study aims to determine the factors that affect value of land in District Medan Timur Medan. LT, JTF, AE, LEG, ETN are 5 (five) variables used as Sub – District. The data primary data, sampling technique is Propostionate Stratified Random Sampling. results showed positive and significant effect, variable economic activity (AE) with a Standardized coefficient 0.269 has most dominant influence on compared other variables. Land Model regression analysis techniques can be East city Y = 3.297 + 1.241 (LT) 0.885 (JTF) 1.325 1.755 (LEG) 2.608 (ETN), while Standard Error Estimate 3.73091
